- just get you some kentucky fescue, you'll have a beautiful lawn
- zoyzia won't do well in shade.. Select a shade tolerant grass variety and reseed.. and fertilize. Often people expect golf course yards, but they don't invest in them.. have your soil analyzed and amend accordingly.. fertilize as needed and keep it cut and watered.. the right grass is going to be the biggest thing,.. select a SHADE tolerant grass seed..
- You don't want Zoysia. My neighbor has it and over the years, it has infiltrated my back yard. It turns brown in summer heat and is the last to green up in the spring. Also, it's so dense that it chokes out the mower if it gets very long. I would get rid of it, but would require removing and re-seeding or sodding, and would only come back across the lot line in time anyway.
