  1. Buffalo grass is a warm season type grass. That means that during the cold months it will be brown. Its a type of grass like zoysia and bermuda that spreads by runners. That means that it will invade any flower bed next to where it is planted. It does grow slower than cool season grasses but you still need to mow it, but it does use less water. I personally like buffalo gras and have planted it many times. The reason to plant it is if you want a natural and native type grass. The parameters you specify I think you may like buffalo grass . 2. Where I used to work, they planted Buffalo Grass around the main building -- once established it was beautiful. They mowed twice a season. After seeing the results, a friend of mine replaced his entire half-acre yard with Buffalo Grass and loves it. Where I live now, I have a huge yard. It's a lot of work to mow and it's expensive to feed and water. The grass is also not a nice variety -- its a wide blade variety and it's rough in texture. I'm replacing it with Buffalo Grass. I'm also limiting the areas that will have grass and adding in low-growing groundcovers. http://www.highcountrygardens.com/library/view/article/319/
